Your apartment will be prepped and ready for you to move in. We make sure everything is cleaned, painted, and functioning properly so when you move in, you're ready to relax at home.

At OLiVE DTLA, we have an onsite maintenance team ready to assist Monday through Saturday, and on call for emergencies like fire or flooding! Submit a maintenance request through the online portal or get in contact with the office if you have questions about your request.

We ask that all maintenance requests are submitted through your resident portal. If you need assistance completing this, our team is happy to help. 

If you are locked out during business hours, the onsite team is happy to help. If you are locked out after-hours, please inform courtesy patrol so they can reach out to our staff for assistance. 

Our goal is to address all maintenance requests promptly, within 2 business days of the initial request.


OLiVE DTLA offers multiple parking options so your arrival home from an exciting day in Los Angeles is even easier. Parking options include general, reserved, EV, and tandem, and ranges in price from $150-$250/month.

At these Los Angeles apartments, everything you need is right at your fingertips. Our state-of-the-art fitness facilities, complete with free weights, are open 23 hours a day while all other amenities open at 8:00 am and close at 10:00 pm. 

OLiVE DTLA is proudly pet-friendly! We permit dogs and cats and up to 2 pets per home. Contact our leasing team with any questions about weight requirements or pet rent!

In each of our luxury Los Angeles apartments, you'll find stainless steel appliances in the kitchen, including a fridge/freezer, microwave, stove/oven, and dishwasher, so you can cook to your heart's content in your kitchen with luxe finishes. You'll also find a washer and dryer in every home to help take care of chores, so you can spend more time doing what you love. We offer both unfurnished and limited furnished options at these luxury Los Angeles apartments. Contact our leasing team to hear more about what furnished options are available! We also work with furniture rental partners and would be happy to connect you with a vendor. At OLiVE DTLA, you'll be able to fill your home with what matters most. 

We are equipped for Spectrum, AT&T, and Verizon.

Inside these Los Angeles apartments, you'll find an in-unit washer and dryer standard in each home. 

These pet-friendly Los Angeles apartments can't wait to welcome you and your furry friend to your new home!  We allow up to 2 pets per home with a $500 deposit per pet, and monthly pet-rents of $50/cat monthly and $75/dog monthly. Contact our leasing office with any questions!

We want OLiVE DTLA to be as peaceful for all our residents as possible! Building quiet hours are from 10 pm tp 8 am.


We aim to approve all applications within 72 hours. If you have questions about the status of your application, please call our leasing team!

At OLiVE DTLA, paying rent is made easy. You can choose to make your payments online with a bank account, debit, or credit card, or our office team is able to accept personal checks or certified funds!

When living at these luxury Los Angeles apartments, Renter's Insurance is required. We offer a master policy for all our residents, or you may supply your own 3rd party policy. For more information on Renter's Insurance, contact our leasing team who would be happy to discuss!

We want your life at OLiVE DTLA to be as easy as possible! All utilities are set up for our residents by the property staff. Residents will receive a monthly bill, to be paid along with the rent each month, from Conservice.

Utilities will be the responsibility of the resident and are not included in the rent.

Tour OLiVE DTLA for free! Make sure to bring your valid government issued ID to tour.

We accept both appointments and walk-ins. In order to get the full experience of these luxury DTLA apartments, schedule a tour to prevent any wait time and to ensure you can ask all the questions about your new home.

 Our community is located in the heart of DTLA, and due to the urban environment noise levels are expected to be moderate. 

We want you to make your new space home! You can decorate, but please keep in mind you may be charged for hole repairs if you hang art or TVs. If you have a question about what types of decorations are permitted, please call our leasing team!

 Yes, we have a $35/month amenity fee along with a city code enforcement fee of $3.61/monthly 

 Subletting and short term rentals are strictly prohibited.

Easily pay your rent through the resident portal! The online portal will accept payment by bank account, debit, or credit card. If you prefer to pay a different way, our leasing team will also accept rent payments in the form of personal checks or certified funds. Contact our team if you have any questions about how to make a rent payment.

OLiVE DTLA is proud to offer a referral bonus! We offer the referring residents $500. Contact our leasing team to discuss more.

If you want to transfer from OLiVE DTLA to another Waterton Community, you will need to pay a new deposit at the new community. The deposit made for OLiVE DTLA will not transfer. 

We don't allow subletting of any OLiVE DTLA apartment. Subletting is severely prohibited.


The downtown Los Angeles location of OLiVE DTLA offers excellent access to public transportation options so you can easily explore the newest hotspots in the area!

Great schooling and education are right around the corner as we are located in Los Angeles Unified School District. 

Being located in the heart of downtown Los Angeles means access to everything you need is yours! We have many grocery stores, restaurants, and shopping centers right nearby. Grab your fresh groceries at Whole Foods, Ralphs, or Smart & Final, before heading to your apartment to cook your latest favorite recipe. Meet up with friends on the weekend and fill your oversized closet with new finds from the shopping centers right nearby like FigAt7th and TheBloc. That is just the beginning! If your situation changes, we offer buy-out options with a lease termination fee! When you need our assistance, please call our leasing team to discuss your options for leasing changes. 

Easily apply for your new home online at!

Our team is ready to help you find your new home! We will follow up with you, but we are not able to reserve a home without an application.

We are looking to ensure you meet our rental qualifications, we rent to all qualified applicants.

No, at OLiVE DTLA prices are non-negotiable. Please contact our leasing office for any questions regarding lease length!

Our Renters Insurance requires the policy list all leaseholders, have a minimum of $100,000 personal liability, and list the property as an interested party. If you have any questions about the Renters Insurance policy at OLiVE DTLA, please contact our leasing office!

All leaseholders are equally responsible for the lease.
